LANDFINDING LAND

HOW TO FIND OFF-MARKET LAND

Off-market land is found by identifying parcels whose circumstances have changed — a lapsed consent, an adjacent approval, new access works, a disposal pattern nearby — and approaching the owner directly. Evidence can tell you which parcels are worth an approach and why; it cannot tell you whether an owner intends to sell.

UPDATED 2026-09-01 · WRITTEN FOR: SOURCERS AND DEVELOPERS BUILDING DIRECT-APPROACH PIPELINES.

SIGNALS WORTH WATCHING

  • Consents that were granted and then lapsed or were never implemented.
  • Applications refused on grounds that later policy change may have addressed.
  • Approvals on adjoining or nearby land that alter the context of a parcel.
  • New access tracks, clearance, fencing changes or hardstanding visible in imagery over time.
  • Parcels sitting inside or immediately adjacent to a settlement boundary or allocation.
  • Land under repeated short-term or interim use, which can indicate a holding position.

BUILD AN APPROACH LIST, NOT A WISH LIST

An approach list is a small set of parcels where you can say, in two sentences, why this owner might reasonably consider a conversation now. That specificity is what separates a productive approach from an ignored letter.

Record the reasoning against the site. If the approach fails, the reasoning is still valuable — circumstances change and the same parcel may justify a second approach later on different grounds.

RESPECT THE LIMITS OF WHAT IS PUBLIC

Ownership information comes from public registers and is often incomplete: unregistered land, corporate structures and historic titles all obscure the picture. Contact must comply with data protection and marketing rules, and an absence of ownership data is a real answer, not a failure of the search.

WHAT THIS CANNOT TELL YOU
  • Owner intention is unknowable from evidence; signals indicate opportunity, not willingness.
  • Ownership records may be incomplete, out of date or absent entirely for unregistered land.
  • Imagery-derived change indicates activity, not its purpose or legality.
  • AXARA does not supply personal contact data and does not conduct outreach on your behalf.
HOW AXARA LAND HELPS
  • Monitor a defined area and surface sites where the evidence picture has changed since you last looked.
  • Keep a persistent record per parcel, including approaches already made and their outcome.
  • Show the signals behind each opportunity rather than a black-box score.
  • Separate indicated signals from confirmed facts so approaches are made on honest grounds.

QUESTIONS
What does off-market land mean?

Land that is not currently being publicly advertised for sale. It may be owned by someone who has never considered selling, or by someone waiting for the right approach.

Is off-market land cheaper?

Not automatically. Off-market sourcing reduces competition, but price depends on the owner, the site and the deal structure.

How do I find out who owns a parcel of land?

Start with the public land register. Some parcels are unregistered or held through structures that limit what the record shows, in which case ownership may remain unknown.

Can software tell me if an owner wants to sell?

No. Any tool claiming to know owner intent is inferring it. Evidence can rank parcels by circumstance; it cannot read intention.

What is a reasonable success rate on direct approaches?

It varies widely by area, approach quality and market conditions. Rather than quoting a rate, track your own outcomes against the reasons you approached — that number is the only one that applies to you.
